I had booked a flat in Princess Park( Faridabad ) project of BPTP in 2006 and it was committed to me that the flat would be delivered in 2010. The builder buyer agreement made it mandatory for BPTP to pay me penalty charges if the same was not delivered in time committed. All the called for money has been paid by me well in time. The maintainance charges and the stamp duty has also been paid way back in the last calendar year. After my repeated follow ups they arm twisted me and got a paper signed which said that I will not claim any delay charges. In lieu of signing this, they promised me the delivery and the registry within a fortnight. They called me for physical inspection some time in Feb/March and asked me to inspect and advise repairs if I found any. To my dismay the flat required major repairs. Since that time I have been chasing BPTP and they have been committing me that it will soon be registered and that they have not got OC. It is surprising that firstly they dont deliver in time, secondly they arm twisted me into not claiming delay fees and now nthey say take delivery but we cant promise registry. I am aggrieved by the company and have no place to complain except here.I am now asking for delay charges and the delivery of my flat along with registry. If they had not received OC why did they take such a huge sum in name of Stamp Duty. Please help.
I want immediate delivery of my flat with all formalities completed. My flat should be in perfect shape and BPTP should compensate me as per the penalty charges clause. They should also pay for the interest on the money they have collected in the name of Stamp Duty Charges and have not done anything on it.
