Satya The Hermitage Sector 103 Gurgaon

Request for registering complaint against M/S SATYA DEVELOPERS PRIVATE LTD., corporate office at Plot No 8, Sector 44, Gurgaon, Haryana and registered office at 34, Babar lane, Bengali Market, New Delhi-110001 for harassment by asking highly inflated demand in final call letter for flat possession. I request you to kindly register my complaint against the above mentioned company for cheating me and asking inflated final demand attached with this complaint.

This company had advertised for booking flats in their project- The Hermitage, Sector 103, Gurgaon, where I requested for booking a flat of 1327 Sqft on 6/Feb/2011 whose BBA was signed on 23/Apr/2012 with increased area of 1364 Sqft. I have made total payment till 05/Aug/2015 of Rs. 5167806 to Satya Developers Private Ltd. Also I would like to bring to your notice that possession of the flat which was due after 42 months from the BBA date (23/Apr/2012) and should be 23/Oct/2015. Now possession of flat is already delayed by almost 1 year. Also builder has chanrged interest in past @18% without any reason on few of the payments. And not not ready to pay the penalty for the delay of more than 1 year.

As per the final demand letter sent by builder on 01/Sep/2016, they have asked for Rs 1,490,598.0 as final demand. In this demand ECC charges and Super area increase charges are ambiguous and incorrect. These disputed charges sum up to Rs 490,661.0. On my recent queries with office staff of the above company and a visit to the site of the project, I have found that builder is not ready to share the carpet area of the project and also the proposed project neither developed as per the plan. There are several changes in the open area as green area is also reduced as compared to the layout shared by the builder at the time of booking. I discussed above charges with the CRM of Satya developers but they are not giving satisfactory answers. They are not even ready to disclose the carpet area. On being disturbed and stubbed by the happenings, when I made additional inquiries from some other sources and persons about this company, I learnt that they have sent similar demands to many flat owners.

Also now they are asking to get an FD done for the VAT amount @ 3.55% which is still not decided by government. They are not even ready to take an undertaking that we will pay it once it is decided. Satya is adking to sign indeminty bond and several other papers before giving the possession which is totaly injustified and makes us liable to make the payment for any demand raised by builder even after the possession. In view of the above kindly register my complaint also against this company. I sincerely hope that the matter will be appropriately investigated to save my hard earned money against inappropriate demand from this company at the earliest.
