Bad Construction / Maintenance – Raj Developers Builders Ahmedabad

I have booked underconstruction flat with M/S Raj Developers in March 2010 at above said address. we have been handed over possetion on 5th Nov 2012. Our concerns are as mentioend below. 1) Possetion was offered very much late, while booking it was commited withing 1-1.5 Years. 2) I have paid service tax, AUDA & Torrent Power Connection charges in cash as advised by Raj Developers but while asking for receipts they denied. Initially i was given committement to issue acknowledgement but now Builder is neither responding to my telephonic call(always showing new reasons or asking for next meeting date) nor accepting my written communication sent through Registered AD. 3) Common Utilities like Lift(was not working while possetion, however not its working but stopped working thrice till today in Our block). Roads(only main road made), Parking (occupied with builder’s material) etc not maintained. While our last meeting with Accountant Mr. Kanubhai Patel he commited to complete everything by 30th this month. I suggest builder should take care such amnesties before handing over possetion. 4) while booking we were given commitement for Birla Putty on walls while at time of possetion they made on ly white wash. Complains made to Builder not responded as of now. 5) Maid bedroom window was fitted wrongly and we were not able to close, we made plenty of complains to Mr. Pranav (Supervisor) and site office which caused lots of inconviniencey to us as we have faced problem with Mosquitoes and since last week since atmosphere is too cool, we suffered lot due to cold wind entering in bedroom. However I got call today from my wife that it was repaired today after 2 months. I had been in touch with Builder office, (they are building another site near our site and all staff is sitting there) Supervisor & all concern persons, without getting any result as of now.

Economic Damage is not calculated but some physical damage / Consequences is mentioned below. 1) Though given commitment of Birla Putty wihle booking we have just been offered White Wash. 2) Tiles fitted is of very poor quality. started getting dark black spots within 2 months of use. Some tiles started pilling off with corner. Most of tiles sounds bold looks filling is not done with cement to fit carefully. Even some Tiles started leaving corenr fittings and sounds like it will crack now. 3) All door including main door is of very poor quality, which is serious issue on quality of material used. bathroom doors started spreadig off which is conveyed to Supervisor one month back but no action taken as of now. 4) Slop for water passing at Bathroom, Kitchen & Lobby (cholkdi) is not maintained leading to deposition of water. 5) Windows not closed properly, stopper not fitted properly some does close some not, started getting termite, finishing is also not proper and most of windows started leaving joints even from wall.

I would expect some solutions as mentioned below. 1)Issuance of receipt for cash i paid for Service tax, AUDA/AMC & Electricity conection. 2) all Major concerns to be addressed properly with no compromise on quality fo work and materlial used. Replacement of sub standard material used. 3) Making Birla Putty as it was commited earlier. 4) Making proper slop to facilate water passing leading to no depossiiton. 4) Replacement of Doors with poor quality, Tiles & repair windows properly. 5) Common Utilities which are not addressed should be established during short time. 6) Since very poor quality of work and material found, we suggest to get structure retested as we are falling under high risk zone for Earthquake.` 7) Compensation where we have suffered and work has been compromised which can’t be restored or it may cause damage while repairing like furniture we made which might require to uninstall and reinstall.
