Respected Sir, We, resident of The Pranayam would like to lodge an official complaint against M/s Puri Constructions pvt ltd ( 4, 5, 6 Ground Floor, Tolstoy House Tolstoy Marg, New Delhi-110001) and Full Mark Facilities Management Pvt Ltd as Maintenance agency for exploiting its residents for personal benefits by the ways as described below- a) Puri Constructions & Full Mark Facilities has demanded Rs 2.50/- per sqft per month as maintenance charge for this year ( May-Oct 14) and has charged 3/- INR per sq ft monthly last year which is the highest in Delhi NCR region with half of club facilities & charging Rs 15/- per unit as back up charge for electricity which is also very high. Residents are being forced to pay around 6000-9000 per month as maintenance charge which is too high for a middle class salaried person family. Other Societies like BPTP, Omaxe nearby The Pranayam society in same area are charging 1.2 to 1.8 per sq ft monthly as maintenance charge with better facilities. b) Puri Constructions and Full Mark Facilities Management pvt ltd is also forcing residents to pay for common area electricity charges in addition to maintenance charges. For this we have challenged builder and maintenance agency in local court. c) Puri constructions is not handing over The Pranayam complex administration to its residents though builder has informed in writing that Handing over the Pranayam complex administration will be fully done on 31st July 2014.But Builder has issued maintenance bills to the residents to be paid for the period till 31st Oct 2014. Builder is verbally saying that he will withdraw the services if all the owners of The Pranayam will give written consent on papers that they do not require services of the Builder. This is practically impossible as some of the owners are outside country and some owners are Builder material suppliers. Builder is playing with Haryana Govt and fooling residents. d) When asked by the residents, Puri Constructions & Full Mark facilities management pvt ltd is not interested in audit from external bodies for expenses in providing maintenance . e) The electricity bills issued by the agency & builder are always highly valued and improper and not audited by any govt body. In view of the above, it is requested to curb illegal demands of the builder and maintenance agency by taking proper action against them. a) Force Builder to audit from external agency for expenses in providing maintenance facilities and reduce maintenance charges to Rs 1-1.5 per sq ft monthly. b) Force Builder to stop asking to pay Common Area electricity charges. c) Organize fresh elections and form unbiased RWA. d) Handover maintenance and administration to unbiased RWA members e) Finish all the pending work of The Pranayam complex promised as per Builder Buyer agreement.
