Ambuja Realty – Poor Customer Satisfaction

We have purchased office premises from Ambuja realty in eco suit office no 0402 in the name of shivangi vincom pvt ltd. I am the director and majority share holder in the company. They are charging for super built up area. They are at the same time put a common door for common use inside our premises. We have objected the same vide our email (attached) as no common gate can be put inside the office premises. The promoter is not removing the gate. The common gate inside the premises purchased means that they are selling a common area to us. We would request your interference and justice

We are loosing : a) as we are not taking the possession of the unit due to common gate inspite of our paying 90% of the cost of the premises to builder. We are loosing rental approx rs 100 per sq fts for 985 sq fts monthly. B) they are imposing on us the guarding charges and interest of balance 10% which was payable on possession. The same cannot be charged as our office space is not a peaceful possession. It has a common gate to be used by all the office owners c) the sale agreement stands void as they are selling common area to us with saleable rea. They must return us our money paid with 18% interest i.e the same rate of interest they are charging on delayed payments to customer. We request your interference

Refund of total money paid to builder with interest @18% as the contract is null and void. The clause relating to the common gate is a exceptional clause. It must have been clarified / confirmed by us before the sale. No site map was sent to us till date. Or Removal of the gate and reimbursement of rental @100/ per sq fts or as may be awarded by your authority from the deemed date of possession to the date of actual handover. Removal of interest or other charges till the resolution of the complaint/ grievances
