Super Realtech Private Limited(OXY HOMEZ Project)

Greeting for the day.
My name is Vinay, I would like to inform you that I purchased a flat in OXY homez Ghaziabad (Super Realtech) in 2012. The Property Khasra no. 2047 to 2054, 2115 to 2117.

Property address:- OXY HOME, New Dilshad Extension, Bhopura Tilla More Road, Ghaziabad (UP).
Builder Office Address:- 4 Savita Vihar, Main Road Delhi -110092.

By this communication I would like to log few complaints against the builder.

1) The builder has already delayed the possession to 2 years and not giving the delay charges of Rs. 5 per sq. feet as promised in the builder buyer agreement.

2) Presently Builder has not received OC certificate and demanding the last 5% amount including multiple unfair charges which were not agreed at the time of contract.

3) Builder is putting presser and forcefully asking to full fill requirement regarding last demand(5%) and registry amount, even though the builder hasn’t received the Occupancy certificate from Ghaziabad Development Authority (GDA). Which is totally unlawful to take possession and do the registry without having Occupancy certificate from Ghaziabad Development Authority (GDA).

All the customer having same issue from the same builder and looking at you for your assistance. When we have complained to the builder and his officials they start misbehaving. Even didn’t response.
Please look into this matter and assist us ASAP, Or suggest for further action. Do we have to pay the builder without having OC certificate?
