Vasavi Housing infrastructure Ltd Chennai – Review

I purchased flat 1035sqft 2BHK from Vasavi Housing infrastructure Ltd in Dec 2011 in Injambakkam, Chennai, ECR. Since this is JV property, SALE agreement made with Landlord Mr.Balan and CONSTRUCTION agreement with Builder (Mr.Krishnaprasad). UDS 828 sqft registration pending from Builder since March’12 due to a legal dispute in this property, in spite of continuous follow-up with Builder, landlord and LICHFL Regional officers. Got 30L loan LICHFL Chennai Adyar Branch and released 19.5L ( Loan Ac: 510100001073) as 1st set of payment before registration and improper legal verification-. Since LICHFL is Govt. financial institute. I thought LICHFL would legally certify before loan approval. Latest EC reflects the same property had been sold to Mr. Manish Agarwal in 2010 Oct. Hence, I made a temporary EMI stop payment due to this SCAM and pending registration based on an evidence I have submitted. It seems LICHFL officer and Builder collated this SCAM and forgery. Builder and LICHFL are not come forward to resolve pending issue. LICHFL Not taking any steps against Builder, instead, LICHFL making harassing over the phone to continue EMI. Kindly help me to save our family from LICHFL officers and resolve my pending UDS registration. Hence, I declare that I am ready to continue EMI of my loan once the registration is completed and ready to do partial/full close one time.

I need an explanation from your client LICHFL for all my questions listed below. Also, I had asked same questions through emails and registered postal letters which are enclosed here, however LICHFL has never responded. 1. Why LICHFL hasnt verified legally this property before approving this loan? Without legal opinion why LICHFL approved (30L) and released Rs.19,11,817 as a part payment while the same property already had been sold to someone according to encumbrance certificate? 2. I am wondering how long LICHFL would wait to complete the UDS registration as per the LICHFL loan policy? Has LICHFL taken any action against the builder as this is a clear case of Forgery? I got a legal notice from Advocate on behalf of LICFHL and but VHIL Builder has not yet received any such legal notice. 3. What is tri-party agreement? I was unaware of this procedure before getting this home loan. I strongly believe Builder, Buyer and LICHFL are collectively responsible for loan process and liability of this property. Instead Recovery dept. is blaming me alone responsible for pending UDS registration. 4. Doesnt LICHFL need Sale deed before or after releasing part payment to customer? 5. I request you to send (1) Sale and construction agreement, (2) Legal verification certificate from LICHFL, (3) Tri party agreement made for this loan (4) The EC copy that LICHFL used for legal verification. I request LICHFL to schedule a formal meeting at LICHFL Regional office with LICHFL officers, VHIL Builder and including me to resolve UDS registration and pending EMI issue. To conclude, I am looking forward your reply along with the explanation from LICHFL through a letter for the above questions. If LICHFL takes responsibility and confirms to resolve my pending UDS registration and dispute in this property, I will be happy to restart paying my EMI against the loan and the same had been communicated through various email and letters.
