SK developers – illegal property sold

With reference to the purchased Flat no.304 (Londhe Heights) Ashtvinayak colony no.2, Adarshnagar, Dighi-411015 Pune (Maharashtra) and registered sale agreement no.451 in SRO no.17, I Suryakant Sakharam Padekar residing on above mentioned address and on behalf of Manisha Suryakant Padekar writing complaint to you regarding issues in said flat. After discussion and on agreed terms with SK developers partners (Shrikrushna Narayan Kalaskar, Sunil Shivaji Dhobale, Dnyandev Baban Hande) and partners M/s AP Corporation (Partner-Chirag Purushottam Rathod and Girdhar Govind Parmar) tll now we didn’t get below mentioned facilities/registrations/connections in purchased flat and building. Point no.1 : – 1.Municipal corporation Drinking water connection 2.Building lift facility 3.Fire brigade system 4.Free parking space 5.Building colour 6.Individual electric meter connection 7.Society formation 8.Deemed sale 9.Other pending works in building and flat Point no.2 :- Municipal Property Tax registration in PCMC. While registering said flat agreement in Sub registrar office you have provided property tax no.1101502121 tax paid receipt for FY 2012-13 which is paid 30-08-2012. On non-response from builder partners on tax registration on our name for said property we asked PCMC tax office why next year Property tax not generated for FY 2013-2014 or 2014-2015. PCMC has informed us in written that said property registration already has been cancelled from PCMC record and building is listed in PCMC as unauthorised construction. Relevant notice was provided by PCMC to builders in March-2013. After that in June 2013 agreement to sale and Jan-2014 they have processed sale agreement of flat in said building without informing us that it is unauthorised construction and PCMC cancelled property registration.

We required all pending work/registrations/connections completed within month with no extra cost as mentioned in complaint. we will not pay any extra charges and in case PCMC charged extra tax builders will be responsible for it and re-registration of said property with PCMC and register new property tax number with sub-registrar office. Also we will claim Compensation of Rs.28 lacs if said property found illegal and we not received relief as per mentioned above.
